At Crescent I am changing how I run things…
Traditionally, I have offered a Start to Finish service, taking a concept through to site and construction, and managing a contract between the builder and homeowner.
What I have found over the past twelve years, is that local well-established builders work very hard to price their projects competitively and the builders rely on word of mouth and previous projects for new work, so it is not in their interest to overcharge or under-deliver.
This means I am leaning towards providing a drawings only architectural service offering a Feasibility ideas stage, a compliance with Planning Requirements stage and a Building Regulations submission pack.
This three-stage process is structured as follows:
1) We will work together to produce a Feasibility Study, undertaking an outline survey of your property, and looking at some of the possibilities that will best meet your brief.
2) These proposals will then be taken forward for Planning Submission where required or developed in more detail from the exterior.
3) When permission is in place, I produce a more detailed pack of information ready to submit to Building Control.
Once these permissions are in place, I will then hand over the scheme for you to work with your chosen builder.
The Building Regulations drawings will give your builder enough information to provide a detailed price and I will suggest a way of working depending on the complexity of your scheme.
I set out a fixed fee arrangement for the three stages, and this will vary depending on the scale of the scheme.
The figures below are indicated for a 3-bed house renovation and rear extension with an estimate build budget of £100,000
Stage 1 Feasibility £1500 (approx. 20 hours)
Stage 2 Planning £2550 (approx. 34 hours)
Stage 3 Building Regulations £4500 (approx. 60 hours)
Site visits when the scheme is on site will be £250 plus disbursements.
The prices indicated are excluding VAT, Local Authority fees, Consultants fees and contingency amounts, and are based on current market prices which may be subject to change.
